Clearwater Realty began with a simple request. Other owners saw the attention we gave our own buildings and tenants and asked us to help with theirs.
For years, our family has purchased, improved, leased, and managed property in the Clearwater area. That work gives us a practical view of what ownership requires, from an initial assessment through the daily decisions that protect a building’s value.
Clearwater Realty LLC is the brokerage through which we serve other owners and clients. Our own rental properties are managed separately by Koenig Property.

Nick Koenig

Nick has years of experience in property management and real estate brokerage. He handles most of Clearwater Realty’s day-to-day work, personally attending to clients, their properties, and their transactions.
Stephan Koenig
LICENSED REAL ESTATE BROKER
Stephan brings decades of business and property ownership experience to the brokerage. As an investor, he has personally completed real estate transactions in Germany and the United States totaling more than $100 million. That practical experience informs his advice and his work as a broker.

The beautiful white-sand shoreline of Clearwater Beach regularly earns international recognition. Clearwater attracts people from around the world, both as a vacation destination and as a place to call home. U.S. Census data show net migration of approximately 16,900 people into the Tampa–St. Petersburg–Clearwater region in 2025.
Downtown Clearwater is also undergoing a comprehensive transformation. Coachman Park, which reopened in 2023 following an $84 million renewal, combines a waterfront promenade with expansive green spaces and a concert venue. Along Cleveland Street, the Cleveland Street Alliance reports approximately $200 million in private investment in historic buildings, new construction, dining, and entertainment. This includes the planned $50 million EVO Family Entertainment Center with the world’s largest cinema screen.
An additional $300 million is being invested in the 400 new apartments, the Ballad Hotel, the new parking garage, Osceola Avenue, City Hall, and other projects. Together, these developments are bringing new residents, visitors, and businesses into the heart of the city.
